As a new homebuilder, you may have many questions related to our company and how we work. We've tried to answer a few of these common questions and hope these will help you to understand what you can expect from us.

Do you have certain floor plans for homeowners to choose from?
Absolutely not!   Hacking Construction is a custom home builder. We do not believe in cookie-cutter homes. The design of your home is entirely at your liberty to choose. Generally, we refer you to our architect who will assist you in developing and designing your very own home, customized to fit your needs. Some clients come to us with their floor plans already drawn up and we don't mind that either.

How do you handle design changes during construction?
There are always changes and adjustments that need to take place as a project progresses. We pride ourselves in our ability to be flexible and attentive to the needs of the client. If the client desires a change in design, then we will adjust accordingly to fulfill that need. Our responsibility is to advise the client of potential ramifications such as costs, and time commitment, and make the change as quickly and efficiently as possible.

What do you charge for changes/change orders during construction?
There is no penalty fee for adjustments in the design of a project. If a client requests a design change, we charge the client labor and materials just as we would for a predicted expense.

What if you missed something in your quote?
In the past we have relied on a good working relationship with our clients to resolve concerns such as an item being left off of an estimate.  We want to be fair to our clients, and in turn we expect our clients to be fair with us. Because of a good working relationship with our clients, we have never felt the need to cushion our bid for unexpected items. If these items do arise, we charge the client labor and materials just as we would for a predicted expense.  We are extremely up front with our actual costs for a job to the extent that we provide copies of each receipt that we are billing for.  We do not mark up our costs whatsoever.  Our return on a project comes strictly from the agreed upon percentage of profit and overhead.

Will someone be on the job site every day?
We consider ourselves to be hands on people.  It is our responsibility as the general contractor to be able to coordinate subcontractors, answer questions, and fill in the blanks for our staff and subs.  We need to be on the job site to be able to do these things. You can rest assured that we will be around to supervise every step of the construction process.

What will you do if we are not happy with what is happing related to the production or quality of our project?
We will do everything in our power to ensure that you are happy and satisfied with your building experience. We like to think that we work well with our clients in communicating the progress of the job and resolving any concerns as they come in an honest and professional manner.  We will do whatever it takes to make our clients happy.
